  • Issue you with a commencement date
  • Undertake a pre-works visit to match bricks, design windows and prepare delivery of materials

Our Own Architectural Service for Garage Conversions

Whilst many builders suggest that planning is not required for a garage conversion, that’s not correct. Many properties have permitted development rights removed, meaning you will require planning, however we have in-house planning services and, having appointed us, we can assist you in determining if planning is required or not. Remember that the local authority holds the home owner responsible for any project, not the Builder.We will produce elevations, existing and proposed, parking plans, CIL forms and submit on your behalf to the Planning Portal. A fee is required payable to your Local Authority.

Building Regulations

You will also need Building Regulations approval. All our garage conversions come with a set of complete Building Regulations before we commence works. What sets us apart, is that we have one Building Control officer for all our projects, there is no confusion on what the specification is, as all our projects are pre-approved. This is a massive benefit to our Clients knowing that Building Control will sign off the works at the price we quoted to you, our Client.We have a sophisticated software programme that once basic parameters are input, will produce a full set of Building Regulations for guaranteed approval. This covers, insulation, ventilation, damp-proofing, glazing and fire regulations.

Terms and Conditions

It’s so important that you receive a Companies Terms and Conditions before work commences from any company. This should show in particular the very specific payment terms for the project, warranties and any other conditions relating to the works. Word of mouth and on-site agreements are not the best way to conduct business.

Handover of works

When are the works are completed? When you, our Client signs off our Project Handover check list. We walk around the project with you, together with an amazing project check list that lists everything you need to approve final payment.If there is something that needs attention we do it, no questions.

We are a very process driven Company. This means before we commence your project we will have matched your bricks for best match, ordered the window well in advance, ordered skip and toilet in advance and ordered all materials ready for delivery.
